Power

A new primary 132kV/11kV EDF substation has been built on site by EDF which provides 25 MVA in addition to an existing 11kV substation providing 8 MVA. Both substations are dedicated to the facility.

The available space is fed from the new primary via its dual 132kV/11kV transformers both rated to a capacity of 30 MVA and each fed from different ends of the 132kV switchgear at the main Welwyn Grid Substation.

Cable routing from the Welwyn Grid Substation to the site is in a common trench.

17 MVA is allocated to the vacant area.

Landlord's Works

The landlord has undertaken substantial works to the building which include the following:

• Upgrading of the roof
• Upgrading of the external cladding
• Refurbishment of the office, amenity and security accommodation
• New perimeter fencing and access gates
• Internal and external CCTV
• New intruder detection system to all external doors
• New PAC access control system and maglocks

Planning

Planning permission for use as a data centre, including all works and external plant, was granted by delegated powers (having received no objections or negative comments) on the 6th October 2006.

Design Concept

The available floor space is ready for fitting out by either an incoming tenant to its own speculation or the landlord to the tenant's required specification and design.

For benchmarking purposes the landlord has developed two designs, both based on a notional Tier 3 specification representitive of principal infrastructure provision (chillers, generators and UPS plant), with a design annual PUE of circa 1.7 but with different power loadings utilising the full 17 MVA.

Design Concept 1

6,400 m² (68,889 ft²) of technical raised floor space with a power density of 1.2 kW/m2 (7.68 MW).

Design Concept 2

5,100 m² (54,896 ft²) of technical raised floor space with a power density of 1.5 kW/m2 (7.65 MW).

Multiple carriers on site and in the immediate vicinity.

Diverse fibre routes are provided within the site to the facility Meet Me Room.
