A fully enabled data centre building completed to shell and core with a connected and energised 33 MVA power supply from EDF.

The total facility currently comprises 19,304 m² (207,794 ft²) GIA set in a 4.5 hectares (11 acre) secure site.

Half the facility together with the adjacent lodge have been let to COLT Telecommunications who has fully commissioned part of the main block and the adjacent lodge into high grade data centre space.

The remaining part of the main block which can provide up to 6,320 m² (68,000 ft²) of raised floor space is now available for leasing as either a powered shell, a powered shell with central services or as fully fitted space.

Available as a whole or in part in net raised floor units from 1,000 m² (10,764 ft²) together with ancillary office space, meeting rooms and external plant compounds.

Situated to the east of the town centre in the Peartree area on Black Fan Road, within 4.1 km (2.5 miles) of the A1(M) and 11.4 km (7.8 miles) from the M25 London orbital motorway.

Welwyn Garden City mainline railway station is 2 km (1.2 miles) away with four or more trains to and from either Moorgate (City) or Kings Cross every hour.

Luton and Stansted airports are within 16 km (10 miles) and 29 km (18 miles) respectively.
